## The market just shifted. Did you notice?

Something pretty interesting happened this week. [Redfin released new data](https://www.redfin.com/news/housing-market-update-new-listings-rise-buyers-market/) covering the four weeks ending August 23, 2026, and the numbers tell a clear story: more homes are coming onto the market right now, and fewer buyers are out there competing for them. That combination doesn't happen often. And if you've been thinking about buying, or if you're a seller trying to figure out your next move, you want to pay attention.

New listings rose 0.4% week over week, hitting their highest level since April. Total homes for sale climbed 0.5% from the week before, reaching their highest point since May. At the same time, pending home sales dropped 1.1% week over week to their lowest level in six months.

More supply. Less competition. That's what a buyer's market looks like.

## Why are buyers sitting this out?

The math is tough right now. The median U.S. home price crossed $408,000, up about 1.9% from last year. And the average 30-year mortgage rate is sitting at 6.65%, which is near its highest point in over 13 months.

So a lot of buyers are in wait-and-see mode. Some are watching the Federal Reserve, hoping rates drop in the next few months. Others are just stretched and need a little more breathing room before they can pull the trigger.

That patience is creating a real opening for the buyers who are ready to move.

## What does "buyer's market" actually mean in real life?

You've probably heard that phrase before. But it helps to understand what it looks like when you're standing in front of a house you actually want to buy.

A buyer's market means sellers need you more than you need them. That changes the whole dynamic of negotiation.

Right now, some of the strongest buyer's market conditions in the country are in Miami, Nashville, and much of Texas. In those places, buyers are negotiating prices down, asking for closing cost help, and getting sellers to cover mortgage-rate buydowns. Sellers who've been sitting on the market all summer are often much more open to negotiating by this point in the season.

## The window is real, but it won't stay open forever

Chen Zhao, Redfin's head of economics research, put it simply: "Buyers have an opportunity to get a deal done before the market potentially picks back up after Labor Day."

That timing matters. Fall historically brings a fresh wave of motivated buyers back into the picture. When that happens, your negotiating advantage starts to shrink. Sellers who've been willing to take less might suddenly feel less pressure.

So if you're a buyer, what does a smart move look like right now? Look at homes that have been sitting on the market for three weeks or more. Those sellers have usually already adjusted their expectations. They're more likely to accept an offer under asking, cover some closing costs, or agree to repairs from an inspection. That's real money saved on the same house.

### Get pre-approved first

If you're not pre-approved yet, that's your first step. Sellers are more selective right now, not less, which sounds counterintuitive. But with demand soft, they're being pickier about offers that feel shaky. A clean, pre-approved offer on a home that's been sitting? That's a pretty powerful position to be in.

## What this means if you're selling

If you're a seller, this data is worth sitting with. The biggest mistake sellers are making right now is pricing based on what their neighbor got a year or two ago. The market has moved. Buyers have more options, and they know it. A home that's overpriced will sit. And a home that sits starts to feel stale, which invites lowball offers.

Pricing right from day one is how you attract a serious buyer quickly. And getting the right offer fast is almost always better than chasing a number the market won't support.

If your home has been listed for a few weeks and you haven't had strong offers, it's worth having a real conversation with your agent about strategy. Not just the price, but the presentation, the marketing, the showing experience. All of it matters more in a market with real competition.

## What homeowners should know

If you're not buying or selling right now, here's the thing: your equity isn't disappearing. Home prices are still up 1.9% year over year nationally. That's slower than the pandemic boom, but it's still growth. Values are holding.

What's happening right now is a balancing act, not a crash. More inventory and softer demand are normal, healthy shifts after years of intense competition. For homeowners who are watching and waiting, the picture looks pretty stable.

## What to do next

**If you're a buyer:** Start looking at homes that have been listed for three or more weeks. Get pre-approved so you can move confidently. Ask about concessions on every offer, including rate buydowns, closing cost credits, and repair allowances. The sellers who need to move are much more open to this than they were a year ago.

**If you're a seller:** Have an honest conversation with your agent about pricing. Compare your home to what's currently under contract, not what sold 18 months ago. A well-priced home is your strongest competitive tool right now.

**If you're a homeowner watching from the sidelines:** Your equity is holding. Keep tabs on your local market. And know that conditions like this do shift. This window of buyer-friendly conditions won't last forever.
