October Is the Best Month to Negotiate Your Home Price

If you've been sitting on the sidelines waiting for the right time to buy a home, that moment is arriving right now. A new analysis from Redfin and research firm Home Economics shows that October is historically the strongest month for homebuyers to score a deal across 16 major U.S. metro areas.
The calendar just turned to late September. You're walking straight into the window.
Why October Shifts the Power to Buyers
The seasonal pattern behind this makes a lot of sense once you see it. Homes that listed during the spring and summer selling season but didn't move start piling up. Sellers who held firm on price for months are now carrying all the costs of an unsold property — mortgage payments, taxes, insurance, and upkeep — with fewer buyers walking through the door.
After Labor Day, that patience runs thin.
Redfin defines the best-deal period as the time of year when discounts off a home's original asking price, whether through formal price reductions or private negotiation, are near their seasonal highs. That window lands in October for most of the 16 cities studied.
"Seasonality trends suggest buyers in these places looking to score a bargain may want to get serious about their home search now that fall is here," said Asad Khan, senior economist at Redfin.
The Cities Where October Deals Are Strongest
The opportunity isn't spread evenly across the country. It's concentrated most in Midwest and East Coast markets, where spring and summer listings tend to sit longer once school starts and foot traffic drops off.
****Early October is the prime negotiating window in Boston, Chicago, Minneapolis, New Brunswick (NJ), and Orlando. If you're in any of those markets, the next few weeks are worth paying close attention to.
Mid-October tends to be the sweet spot in Cincinnati, Columbus, Indianapolis, Montgomery County (PA), Philadelphia, Pittsburgh, Providence, and Virginia Beach. That's when sellers who didn't adjust prices in early fall often finally do.
Late October brings the deepest discount periods for Cleveland, Phoenix, and Warren (MI).
And for buyers in Houston, Las Vegas, San Francisco, or Washington D.C., late September is when the deals peak, which means you're already in the window right now.
What This Means If You're Buying
Negotiating power in real estate comes from timing and leverage. Fewer buyers competing for the same home means sellers have to choose between waiting months for a better offer or meeting you closer to your number.
October creates exactly that scenario. Peak buying season is over. Open houses are quieter. And sellers who've had their home listed since April are doing the math on another winter of carrying costs.
That's the leverage. It just has to be used.
A few things worth knowing before you make a move:
- October brings strong negotiating power, but inventory can be thinner than spring. You may have fewer homes to choose from.
- Being pre-approved before you make an offer gives you a major edge when a seller is ready to close quickly.
- Price cuts aren't the only tool. Fall sellers often agree to closing cost credits, repair allowances, or flexible timelines.
Redfin notes that buyers have to balance price against choice. More inventory means more options, but greater competition reduces leverage. For financially prepared buyers willing to trade some selection for a better deal, October is historically one of the strongest bargaining windows of the year.
What About Mortgage Rates?
The 30-year fixed-rate mortgage averaged 7.03% in Freddie Mac's most recent weekly survey, crossing back above 7% for the first time in over a year. That's a real number that affects monthly payments and buying power.
But the total cost of buying a home isn't just the interest rate. It's the purchase price plus the financing combined. Negotiating $15,000 or $20,000 off a list price in October's softer market can have more impact on your long-term finances than waiting another six months for a rate improvement that may or may not come.
When sellers are motivated and buyers are scarce, the price becomes more flexible. That flexibility has real dollar value over a 30-year loan.
What Sellers Should Know
If your home has been sitting on the market since spring or summer, October is not the time to dig in on price.
Buyers coming to the table this time of year are serious. They're not casual window shoppers. They're motivated, pre-approved, and actively comparing your listing to everything else available. Meeting them with flexibility on price or terms — whether that's closing costs, warranties, or move-in timing — can be the difference between closing before Thanksgiving or relisting in January.
The competition from other sellers is also lower in fall. If your home is priced right and shows well, motivated buyers are out there. Being flexible on terms is what closes the gap.
What to Do Next
For buyers ready to move:
- Get pre-approved now if you haven't already. Sellers want certainty, especially in fall.
- Focus on homes with 60-plus days on market. Those sellers have the most incentive to negotiate.
- Don't limit your focus to asking price. Ask your agent to request closing cost credits, home warranties, or a flexible closing date as part of your offer.
- Work with an agent who understands how to use market timing as a negotiating tool, not just as an excuse to make a lowball offer.
For sellers:
- Pull comparable sales from the last 30 to 60 days, not the last six months. The market has moved.
- If your home has been listed for more than 45 days, have a frank conversation with your agent about where your price needs to be.
- Consider offering a buyer incentive upfront, like a rate buydown or closing credit. It can attract serious buyers faster than a price cut alone.
The Redfin analysis gives buyers a clear seasonal map and sellers a reality check on timing. Either way, October is when decisions get made, and the buyers who show up prepared are the ones who win.
